How We Build

Four phases, one team, one signature on every drawing.

Every Jamison House residence moves through the same four deliberate chapters — Discovery, Design, Build, and Turnover. The arc averages fourteen to twenty-two months. The architect who first sits at your kitchen table is the same person who walks the site during foundation pour, reviews joinery at the bench, and hands you the keys. Signature millwork, stone, and architectural metalwork are not outsourced: they are fabricated in our twelve-thousand-square-foot climate-controlled shop by a forty-one-person master trade staff who have been with the firm an average of seventeen years.

01 Discovery

A private conversation, not a sales call.

We begin at the studio, not the job site. The principal and your project captain spend two unhurried hours listening — to the way your family actually lives, the land you have in mind, the houses you have loved and the ones you have not. We walk you through a written feasibility review, a preliminary budget range, and a candid letter about whether we are the right builder for the work. If we are not, we will say so and suggest who might be.

02 Design

The person who draws it is the person who builds it.

Schematic design, design development, and construction documents are produced by the same captain who will run the field. Our in-house architects and our shop collaborate from week one — so the carving on a stair newel, the span of a cantilevered stone hearth, and the radius of a forged steel window are resolved on paper, not improvised at the bench. You approve drawings in three formal reviews; cost is reconciled against the contract after each.

03 Build

A single field team, with the shop ten minutes from site.

Site preparation, foundation, framing, envelope, and interior fit-out are run by one field captain and one superintendent. Every door, mantel, stair, and piece of architectural metalwork arrives from our Cold Spring joinery — fabricated against approved shop drawings, not change orders. You receive a written site report every Friday and a private monthly walk-through with the principal. Our ten-year average: budgets delivered within four percent of the contracted figure.

04 Turnover

A commissioning measured in weeks, not days.

Punch-list is not a single hurried walk. Over four to six weeks we commission systems with the trades who installed them, walk every floor with you at the level of a held reading lamp, and produce a residence manual — a bound volume covering every material, finish, fixture, warranty, and maintenance schedule. The captain who built your home returns at six months and again at twelve, by appointment, to listen and to make things right.

The Shop

Twelve thousand square feet of climate-controlled bench, ten minutes from every site we build.

The signature details of a Jamison House residence — the stair newel, the entry door, the stone hearth, the forged steel window — are not subcontracted. They are drawn, prototyped, and finished in our Cold Spring shop by nine master carpenters, three certified stone artisans, and a metals team working from the same drawings the field team builds from.

For Architects & Designers

A design-build partner for the details other builders will not touch.

A significant share of our work arrives by referral from outside architects and interior designers. We are glad to enter a project already drawn — or to be introduced early as a builder who can resolve the drawings alongside you.

Joint shop-drawing review.

We sit with the architect of record at our Cold Spring bench before construction documents are sealed. Joinery intersections, stone tolerances, and metalwork reveals are resolved on prototypes, not on site. This single meeting, early, is the most leveraged hour in the project.

ii.

Bespoke fabrication, scoped to one room or one house.

Our shop will fabricate a single signature stair, a library of custom doors, or a kitchen's worth of casework for an architect's project — whether or not Jamison House is building the residence. Engagements are scoped in writing against architect drawings.

iii.

Confidential, by request.

Much of our collaborative work is under NDA at the request of the architect or the client. We are accustomed to working quietly. A short introductory conversation at the studio is the appropriate first step.
