Begin a conversation.

Every Jamison House residence begins with a long, unhurried conversation — not a sales call. Share a few details below and a senior member of the studio will respond within two business days to schedule a private consultation with Eliana Jamison-Hart and the project team.

For design-build referrals, see the pathway below.

Prefer a direct line?

Three ways to reach the studio.

If a form feels premature, any of the channels below route directly to the Cold Spring studio — never a call center. We answer within two business days, and the same project captain who replies will see your project through to key turnover.

Before you write

A few anticipated questions.

The questions below are the ones our intake coordinator hears most often. If yours is not addressed here, the form above — or a direct note to [email protected] — is always the right next step.

  1. Where does Jamison House build?

We work regionally within the Northeast Corridor — New York, Connecticut, New Jersey, and Massachusetts. Our Cold Spring joinery shop ships signature millwork and stone nationally on a case-by-case basis, but full ground-up commissions are scoped to within roughly two hours of the studio.

  2. Is there a fee for the first consultation?

No. The initial conversation is complimentary and carries no obligation. For projects that proceed to schematic design, a separate engagement letter covers the design phase. Entry-level renovation pricing begins at $1.2M; our largest single project to date was $127M.

  3. What is the typical timeline?

A custom residence from conceptual design to key turnover averages 14 to 22 months, depending on scope, entitlement, and material lead times. Major renovations typically run 8 to 14 months. We will not promise a shorter timeline than our documented averages — our reputation rests on delivering against honest projections.

  4. I already have an architect. Can we still work together?

Frequently. Roughly 93% of our new business arrives through direct client referral or through an architect or landscape architect partner. We offer a true design-build path with our in-house architects (Eliana Jamison-Hart, AIA, LEED AP, plus a licensed associate), or a builder-only path where we execute against an outside architect's drawings. See the referral pathway below for partnerships.

For architects, designers & brokers

A considered partner for your client.

Jamison House accepts design-build commissions and direct referrals from architects, interior designers, landscape architects, and broker colleagues. The pathway below outlines how a partnership typically begins, and the standing credentials the firm brings to a shared project.

01 — Pathway

How a referral begins

Introduce your client by email or by phone. We treat the referring architect or designer as a full partner: schematic authorship stays with you, and we execute against your drawings with our in-house millwork, stone, and architectural metal trades.

02 — Model

Design-build, or builder-only

Choose a single-project team approach — Eliana draws and we build, with one project captain from sketch to key turnover — or a pure builder-of-record role. Either path uses our 41-person in-house trade staff; signature details never leave the firm.

03 — Standing

Family-held since 1992

Founded by master builder Thomas Jamison; now led by second-generation principal Eliana Jamison-Hart, AIA, LEED AP. A+ rating with the Better Business Bureau across all 32 years; member, National Association of Custom Builders; NAHB Certified Aging-in-Place specialists.

04 — Recognition

Quietly credentialed

2023 AIA Honor Award for Residential Architecture (Merit Hill Residence, Bedford, NY). Named Custom Builder of the Year by Metropolitan Home & Design Quarterly in 2022 and 2023. 37 editorial features in Architectural Digest, Dwell, Elle Decor, and House & Garden since 2010.
